Broken or damaged fire equipment can be a liability. Open exposed equipment or damaged doors can create access for vandalism.


Exposed electrical wires and broken water tight covers can be an electrical shock hazard.



Opening in railing greater than 4 inched pose a risk for children. In the below right example there were children in the area riding small skateboard sized scooters which could go under the below right opening.

Erosion can allow for structural movement resulting in cracking stucco exterior and foundation failure.


The wet area below is slippery as a result of slime buildup and if the temperature goes below freezing ice will form creating a safety hazard.

The irrigation system in many areas is spraying the stucco siding. Additionally exposed piped create a tripping hazard, as well as exposing the irrigation system to damage from exposure.



HVAC exterior units in many areas are mounted on wood pallets which are prone to deterioration. The units themselves create condensation which can accelerate the deterioration of the pallets. As these pallets fail movement of the units can cause damage to the units causing unneeded costs and risk of falling causing personal damage. Abandoned units can tip causing personal damage.


Opening to the sewage can cause sewer gas leakage which is flammable. Risk from bacteria exposure can exists due to spillage. With opening foreign objects can enter the system causing blockage and unneeded failure.

In the photo’s below you can see the gutter drain line exiting at the opening in the foundation. The area directly inside is wood and provides entry to the wall area of the down-hill unit. Risk of water entry exists with probable damage to the interior of the unit.

Removal of water away from the structure is critical for the stability of the foundation. Excessive moisture can cause structural movement resulting in exterior damage to the stucco and foundation failure.



Areas in the complex in which an inquisitive child could enter or possible get their head stuck should be secured. Additionally vermin or snakes will like these areas for homes and could create a safety hazard.

The below image show areas which are currently leaking from hot water Pressure Relief Valves drain lines (Blue Stars). Areas with Red stars are points in which water is present behind the stucco. All these areas are directly below hot water heaters.
Additionally the area on the right side of building 15 is dripping water from the fire sprinkler system. Excessive moisture is present at the foundation and area around the sprinkler room. Any failure in the sprinkler can impact it’s ability to function as required in the event of an emergency. These areas if known create a liability for CWS capital should they not operate properly when needed.
